As a tenant what am I responsible for?

We understand that things can go wrong, and it’s also good to be in the know just in case. Below we have highlighted you and your landlords responsibilities throughout your contract. Please ensure that you read this carefully before contacting us asyou may find what you are looking for.

Utility bills including Water & Sewerage
TV Licence
Council Tax
Ensuring the bins are put out & emptied
Ensuring the garden is well maintained & removal of garden Waste (If private garden)
Ensuring the property is well ventilated
Payment of contents insurance
Cleaning of windows (Unless block of flats)
Reporting maintenance issues promptly
Rent is received on time by the agent or landlord. Late payment is subject to £25 + vat charge.
To keep the property including fixtures & fittings in good repair
Not to overload or block drains & gutters (Unless block of flats)
Removal of any cigarette remains or animal droppings from the property including the garden promptly
Arranging repairs and maintenance to the property
Furniture & equipment complies with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 as amended in 1993.
Ensuring a Gas Safety Check is completed yearly
Electrical appliances comply with the Electrical Equipment (Safety) Regulations 1994
Transfer of utility bills
(We will inform the providers however we do not take responsibility for errors caused)
Payment of building insurance
Payment of any mortgages on the property
Payment of any management fees (If block of flats)

Applying for a tenancy through Meridian

If you have secured a property through Meridian then we will require you to complete the necessary paperwork in order to process your application. Please ensure you seek advice from a member of our lettings team before completing your application. Please also be aware that all fees including deposits are non refundable.

Meridian is employed by the landlord to act on their behalf. Meridian cannot authorise any works to a rental property unless UK law permits Meridian to act. We will inform the landlord of any issue raised by yourself or one of our agents promptly.
