Our Refund and Payment Policy

Please note that by paying a holding fee you agree to reserve the property subject to contract. All referencing fees must be paid for as cleared funds before referencing can commence. Referencing application forms must be returned within 5 working days from the date payment is made. Meridian & the landlord reserves the right to remarket the property after 5 working days if all application forms have not been returned. Please note that your holding fee will not be refunded should you not pass our referencing criteria or withdraw your application. A full refund will be available should the landlord withdraw. Refunds are made by Cheque only. Please be aware that we will require proof of address and photo ID for all applicants before signing the tenancy agreement.

If either you or your landlord requests the agreed rent to be paid in advance (i.e. 6 months rent paid in one sum) you can request proof of your landlord’s financial stability. This would be in a form of an up to date mortgage statement (if applicable). Meridian does not take responsibility for any funds lost by the tenant should the property become repossessed. You can request that funds are held by Meridian in our “Client money account” however this must be agreed with the landlord. We will then ensure your rent is paid on the due date every month to the landlord. (This service only applies to fully managed properties, please ask for further details) Please note that if you chose this option funds cannot be returned to you during a tenancy agreement unless authorisation has been given by the landlord or the property is repossessed. Rent will be charged up until the date of repossession. A £25+vat administration fee will apply should any funds be refunded by Meridian. All fees are correct at the time of print and are subject to change without notice.

Fees and Charges

Please be aware that Meridian will charge a 0.3% debit card fee and a 2.5% credit card fee for all rent and deposit payments.
